We carried out a major renovation of office premises in the heart of Helsinki, meeting both the tenant’s strict environmental targets and the criteria for LEED Platinum certification and Energy Class A.

The project was delivered as a construction management contract for the real estate investment company Sirius Capital Partners. Located near Esplanadi Park, the properties at Korkeavuorenkatu 32–34 received a new look when two old buildings were combined into a modern, high-quality office property. Parts of the building’s facade and stairwell are protected.

The total gross floor area is approximately 10,000 square meters, including around 2,000 square meters of extension work. The contract included structural construction work as well as the renewal of building services. In addition, parts of the existing buildings were extended upwards by two new floors.

Special attention was paid to environmental responsibility: preserving the original frame and efficiently recycling demolition waste significantly reduced the project’s carbon footprint.

Heating is provided by district heating and an air-to-water heat pump. A rooftop solar power plant and a rainwater harvesting system are among the solutions that enable the property to achieve operational carbon neutrality in terms of emissions.

The property has been awarded the LEED Platinum environmental certification.

Construction began in 2021 and was completed in 2023.
