Three high-quality apartment buildings in a new seaside block in Helsinki.

We constructed three residential apartment buildings in the Lukki block located in Sompasaari, Helsinki. The first residential block in the Nihdi zoning area is situated in a prominent seaside location with excellent transport connections. Asunto Oy Nihdin Kulma was completed in early 2024, followed by the move-in of Asunto Oy Nihdin Portti in the summer. The Lukki block was finalized with the completion of Asunto Oy Nihdin Torni in autumn 2024. The three housing companies together comprise a total of 114 apartments. Nearly all apartments offer views of the sea and the city lights.

Sompasaari, part of Kalasatama, is one of Helsinki’s most attractive new residential areas in terms of location, design, and services. The southern tip of the area, Nihdi, will in the future be connected by the Kruunusillat tramway to both Laajasalo and the city center.

Smooth collaboration between multiple stakeholders

We were closely involved in the design of the Lukki block in collaboration with Anttinen Oiva Architects and Nomaji landscape architects, with the goal of creating modern and functional housing solutions for a seaside environment. The block features striking contrasts and a certain ruggedness reflecting the area’s harbor history. At the same time, its corners convey the durable, timeless, and understated elegance of Helsinki’s inner city. Diverse planting areas, green and meadow roofs, and smart energy systems are part of a sustainable design approach that combines comfort, ecology, and energy efficiency.

The construction of the Lukki block is a unique example of smooth cooperation between multiple stakeholders in a relatively small area, next to an active tramway construction site. Success required precise coordination, effective communication, and flexibility so that all parties could advance their work without unnecessary delays. For example, we used software that enabled 3D modeling of the construction site using continuously updated drone imagery.

Environmentally responsible construction

The three new housing companies in the Lukki block all achieve energy class A. Environmental considerations were strongly integrated already during construction, guided by carbon footprint calculations. For example, in Nihdin Portti and Nihdin Kulma we selected materials with a lower environmental impact, such as low-carbon hollow-core slabs. During construction, we used electricity produced entirely from wind power. A high recycling rate was achieved on-site thanks to well-organized and efficient waste sorting.

The buildings include several environmentally conscious solutions. For example, Nihdin Torni features heat recovery from wastewater as an energy-saving solution. Special attention was also paid to thermal insulation in all residential buildings. Water fixtures are energy-efficient, and apartment-specific water consumption monitoring helps residents save water. The roofs of Nihdin Kulma and Nihdin Portti are green roofs, enhancing comfort and helping to absorb carbon dioxide.
